Are You Licensed, Bonded, & Experienced?
Check references from prior jobs and ask to see current paperwork on licenses, and bonding. Contractors who have high bonds or can’t be bonded may have had their surety called in on other projects and are now considered a risk by bonding agencies. Other things to check while inspecting a contractor include:
- Litigation in the previous five years – Lawsuits can be filed for a number of reasons, of which poor workmanship and wrongdoing are only a few.
- Company ownership and name over the previous five years – Dishonest contractors may dissolve their companies through bankruptcy, then start another company and leave previous clients without recourse.
- Experience in the previous three years – Contractors should have experience with other jobs like yours. For roofing systems that require authorized personnel to install and maintain them, make sure the contractor has the proper certification.
How Will You Complete the Job?
You should have a good understanding of how your job will be handled, whether by the contractor’s crew, a sub-contracted crew, or a mixture, as well as if day laborers will be involved. Technical aspects of the job shouldn’t be handled by subcontractors or day labor; these should be handled by the crew working directly for the contractor.
Which Miami Roofing System are You Proposing, and What’s the Warranty?
Ensure that you understand exactly which roofing system is included in the proposal, and clarify any language that you don’t understand or seems vague. Remember, it is up to you to know exactly what’s included in the final paperwork. While you’re hashing out the details, it’s also a good idea to talk about the warranty so you know exactly what’s covered, and what is excluded. Most importantly, make sure what’s in the contract matches what you’ve been told.
